Does a Clean Garage Matter?
As real estate agents people look to us to be their trusted advisors. When you need a professional you go to someone that specializes in their field. So, you need to be prepared with advice that will show your value. As Warren Buffett says, “Price is what you pay, Value is what you get.” When you demonstrate your value, people will pay you a full commission.
So, how can you help? How many times have you heard “just put it in the garage, no one looks out there.” Well, it might NOT be a good idea to do that if you are selling your home. I sold my personal home a couple of years ago and we took all our extra ‘stuff’ to a storage unit so our garage would be neat and tidy. We wanted it to look as large as possible. The new buyers want to envision their cars, their tools and toys in the garage. If it is clean they can see their items in there.
86% of Home Buyers say the garage is important in their choice of a home and 60% would pay more for a home with an oversized garage (Freedman, 2007). They look for finished walls, painted floors and great lighting. More and more people are using their garages as additional entertainment space. It is always nice to watch a ball game in the garage with your neighbors hanging out.
When it is time to market the property a YouTube video of the garage is the new wow! The old 360 tours of homes are out, and video is in. Consumers do not want to take the time to wait for an old 360 tours to load, but a quick video is the new way to showcase a home to potential buyers. According to Wired, YouTube is the fastest growing search engine for real estate (Finley, 2015). We find that consumers will watch a home video on YouTube while on the go or at work.
Shooting video of your listings does not have to be complicated or expensive. You do not need to hire a production crew, or even have a fancy video camera. Everything you need is right in your pocket…your phone! Today’s phones have such great video cameras you can shoot and load within a matter of minutes. Do not wait, start shooting today!
Gotta Tip – next time you go to a listing appointment, give extra attention to the garage…the “new” man cave.
