Does a Clean Garage Matter?

As real estate agents people look to us to be their trusted advisors. When you need a professional you go to someone that specializes in their field. So, you need to be prepared with advice that will show your value. As Warren Buffett says, “Price is what you pay, Value is what you get.” When you demonstrate your value, people will pay you a full commission.

So, how can you help? How many times have you heard “just put it in the garage, no one looks out there.” Well, it might NOT be a good idea to do that if you are selling your home. I sold my personal home a couple of years ago and we took all our extra ‘stuff’ to a storage unit so our garage would be neat and tidy. We wanted it to look as large as possible. The new buyers want to envision their cars, their tools and toys in the garage. If it is clean they can see their items in there.

86% of Home Buyers say the garage is important in their choice of a home and 60% would pay more for a home with an oversized garage (Freedman, 2007). They look for finished walls, painted floors and great lighting. More and more people are using their garages as additional entertainment space. It is always nice to watch a ball game in the garage with your neighbors hanging out.

When it is time to market the property a YouTube video of the garage is the new wow! The old 360 tours of homes are out, and video is in. Consumers do not want to take the time to wait for an old 360 tours to load, but a quick video is the new way to showcase a home to potential buyers. According to Wired, YouTube is the fastest growing search engine for real estate (Finley, 2015). We find that consumers will watch a home video on YouTube while on the go or at work.

Shooting video of your listings does not have to be complicated or expensive. You do not need to hire a production crew, or even have a fancy video camera. Everything you need is right in your pocket…your phone! Today’s phones have such great video cameras you can shoot and load within a matter of minutes. Do not wait, start shooting today!

 

Gotta Tip – next time you go to a listing appointment, give extra attention to the garage…the “new” man cave.

    Sarah,

    I like everything you said in your post this week! When I was in college I remember going house/apartment shopping with my roommates and I took 5 steps into one house and it was clear they either had a party the night before or they were just the most disgusting group of college kids ever. Both possible, but just seeing how they kept the house I could potentially live in was enough for me to say no thank you and I turned around and walked out. That experience made it clear to me that how people keep their houses is important even when they don’t plan on being there for much longer. If a realtor were to get on YouTube, they could give virtual tours, which would open the doors for an entirely new consumer base, and help those who can’t make it to an open house. By giving the tours via the internet, people could watch online even if they’re just curious instead of driving far or making a trip for a house they’re not too interested in. I also think it would be a good idea to keep the measurements in the rooms so when people watch online they can get a sense for how big the room actually is. An article I found described how in 3 steps how anyone can become a successful YouTube person, and the main element they described was to be unique and create a page people want to watch just because. Linking an open house to an account and making it fun could lead to people looking in the future for houses to come back to you years later! Great idea and great post!

    Sarah–

    This is really great! To be honest, with the use of technology, I never even considered Youtube as a way to show your house when you’re selling. My sister just bought a house and I went through a lot of the research with her and I really wish I would have seen this post. I really like your Tips. She and her fiancé bought a “fixer upper” and they are building a garage so I will be showing this to them. He is a hoarder. Well, not the real kind, but pretty close! 🙂

    I really like how you are co-mingling your expertise with social media tools. You seem to be contain a lot of knowledge in terms of what you do which makes me feel more secured as a reader. Your post is straight to the point and isn’t over-saturated with too much detail. Really great job. I can’t wait to keep reading!

    You discuss an interesting point about the growing interest and expectation of video tours when it comes to selling homes and apartments. Modern technology, such as smart phones, make creating videos extremely easy while Youtube provides a platform to share these creations. Looking toward your blog post, specifically, I enjoyed how you presented the information in a conversational tone. The post definitely sounds like your talking directly to me and your other readers, but it never crosses the line of being informal. Additionally, the statistics you provide help to support your claims and which shows the audience that you know what you are talking about. Thus making, you a knowledgable source on this particular subject. For future posts, I think it would be helpful to go bit more in depth when discussing the mobile application.
